Home and Land Equity acquired and advanced a ±41-acre tract along FM 1174, adjacent to a growing Lennar community, and positioned it for residential development through strategic planning and infrastructure coordination. The team developed a 150-lot concept plan and played a key role in solving critical utility constraints—most notably wastewater—by working with the city and Lennar to facilitate an offsite sewer extension, including land secured through eminent domain. With water and sewer solutions in place and a clear development path established, the property was ultimately sold at approximately $46,000 per acre, reflecting the value created through entitlement progress and infrastructure execution.
